Meet to discuss all aspects of renting your property, answering questions and advising on any necessary improvements needed before the property is marketed and any relevant legal points. |
Full terms of business confirmed in writing including agreed services, anticipated rental revenue and fees. |
Professional photography, floor plans and a legally-required energy performance certificate arranged when signed Terms and Conditions received. |
Property marketing, carefully selecting suitable tenants and financially referencing them. |
Collect deposit and initial rental payment. |
Arrange signing of tenancy agreement and deposit protection for tenant to move in. |
Liaise between landlord and tenant over tenancy renewals and, if required, rent reviews. |

Arrange with tenants for prompt rent payment and forward this money to you no more than three working days after receiving the cleared funds. |
Email your rental statement (or post if preferred) and transfer monies to your chosen bank account. |
We contact tenants if any rent isn't paid when due and pursue them until all arrears are settled. |
We'll discuss with you the best way to resolve the rare event of a tenant not paying due rent. If necessary, we can engage specialist law firms on your behalf. We recommend all landlord clients protect themselves by taking out Legal and/or Rental Guarantee insurance policies. |
All of the features offered by our Let-Only Service and Rent Collection Service plus:
Arrange for all legally required safety checks before tenancy starts including gas, electric, legionella, fire and furnishings. |
Arrange for legally required smoke alarms and carbon monoxide alarms to be installed (if not present). |
Arrange for professional cleaning, minor repairs and gardening works to be completed (where necessary) before tenancy starts. |
Arrange for an independent and professional Inventory Clerk to prepare a detailed inventory and compile a check-in report. The Inventory Clerk will be at the property when tenants move in and keys are handed over, and will return when tenants move out and keys are returned, at which point a check-out report will be prepared. |
Supervise utility changeover. |
Carry out routine property inspections during the tenancy – typically once or twice a year. This can be amended depending on circumstances. |
Oversee all property maintenance issues. |
Respond promptly to tenants' enquiries, always treating them with respect and courtesy. |
Liaise between landlord and tenant on all tenancy-related issues, providing advice and guidance where required. |
